Well, things have been rockin' in Hasbrouck Heights real estate and Rutherford real estate!  Our two offices have been extremely busy with listings and sales.  For March 2012, it was a good April.

For all real estate, especially in Bergen County New Jersey, the market starts creeping up with activity in the latter part of January , with a continued climb in February.  It then starts to build some good momentum in March with a soar through April and May.

If March 2012 is any indication, then this will be a good market for 2012.  Are we out of the woods yet?  Absolutely not.  "They" say there are many foreclosures to hit the market. As we specialize in Bergen County short sales, there are plenty of those as well. CENTURY 21 Eudan just is trained and does them well.

Buying a Home Bergen County Now? What’s Important!

Digg!
When considering buying a home in Hasbrouck Heights, Rutherford or anywhere in Bergen County  NJ, consider that it can be a long, complicated and frightening process.  It is important to be prepared. Knowledge is power when it comes to negotiating the difficult world of home prices, interest rates and mortgage loans. For a first time home buyer, there are many factors to consider before you buy. One has to know what is going on, not only in the market, but what’s on the market and what has sold.
While the first thing one will do is consider price, it’s important to read between the lines so to speak.  You’ll need financing, an inspection on the house, an attorney that first knows what he or she is doing and also works for you not his ego.
Consider value vs. cost.  Value is in the price and what you pay for the house on that piece of paper called a contract.  The cost is what it will ultimately cost you on a month to month basis.  So knowing this can be more important than an actual rate or anything else provided you have the funds for down payment etc.  The Hasbrouck Heights to Rutherford NJ market will give you value.  The cost of the home requires an experienced and knowledgeable mortgage professional.
Read the paperwork, including the fine print, carefully, especially if the interest rate is below market rates. Upon closer inspection you may find that the interest rate is guaranteed for only a short period of time, or that it is subject to rise sharply in the future. Your mortgage loan may be the most important contract you will ever sign, and it is essential that you understand your rights and your responsibilities before signing on the dotted line.
Many communities and real estate professionals provide some sort of first time homebuyer program designed to help renters become homeowners,

All in all, remember that buying in Hasbrouck  Heights-Rutherford NJ market and in all of Bergen County New Jersey, there is enough aid and qualified real estate professionals to help.

Bergen County NJ Market Statistics 2010-2011

Digg! Well, with the Tax Credit looming large in 2010 in Bergen County, How did that affect 2011?
Okay, well less homes sold in Bergen County New Jersey in 2011.  While it was only about 200 less homes, the significance is that the Tax Credit actually did some damage to the "recovery" by stimulating some home buying in 2010 that may have occurred in 2011.
